If you are selling a property you use the services of a “selling” agent because you do not have the expertise to ensure you are getting the best price and you probably don’t have the time to devote to the sale process.
When selling you want the highest price with the best possible terms so you employ a real estate “selling”agent.
By contrast, when buying a property you want the lowest price possible, on terms which favour you. So why do individuals believe they have the expertise to buy a property? The astute real estate homebuyer and investor will engage the services of a real estate buyers’ advocate, (buyer’s agent), to act on their behalf, it just makes good sense.
Selling agents are ethically unable to help you buy at the lowest price as they are appointed by the seller and must act in the seller’s best interests at all times and the seller/vendor is paying them.
We are retained by you, the purchaser, so that’s who we are working for – just you. By using our services you get our experience and expertise which has been honed over decades of working in the real estate industry.
You have the upper hand, which will save you money, time and stress. We do all the work which keeps your weekends free from scouring through newspapers, searching on the internet, meeting with agents and attending inspections and auctions.
We offer two types of services. The full service where we look for suitable properties meeting our client’s criteria and we negotiate the purchase of the property. Alternatively, buyers may engage us to bid for them at an auction or negotiate for a property which they have found themselves.
We understand the entire auction and bidding process and this enables us to act more confidently at auctions without emotional attachment. The appropriate bidding strategy and tactics can then be utilized to realise a successful outcome.
The only prerequisite needed to join a Buying Group is that you must be interested in buying a property, saving money on your property purchase and, if you are an investor, finding out how you can create wealth from your investments.
To join the Buying Group you need to sign an Engagement Agreement which sets out what our services are and you need to pay a $2,000 registration fee which is fully refundable, if you do not buy a property through Investing In Properties.
